Our Terms and Conditions


A non refundable/transferable deposit of £75 for each week or part wk is due upon booking.

Note we do charge an extra security bond of £50 for our caravans and £70 for our lodges, payable with the balance, which will be refunded within 7 working days after departure, providing they are left in the same condition as when you arrive - no damage, or excessive cleaning required. if there is any damage, or excessive cleaning required to bring our accommodation up to the same standard as upon arrival, your bond will be retained in full.

The booking will be confirmed once cleared payment of the booking deposit is received, which should be within 48 hours if paying by Paypal/credit/debit card online or by bank xfer, or if paying by cheque or postal order this should be received within 7 days. The balance of the pmt for your holiday is due 8 wks before arrival. If cleared payment of the balance is not received by 8 wks before arrival your holiday may be cancelled.

For bookings made less than 8 wks before arrival, payment of the full amount due should be made immediately to confirm the booking.

* * Holiday Cancellation and Insurance * *

We really do suggest you take out Holiday Cancellation Insurance as this is not included in price of your holiday. You should be able to obtain this from your bank or local insurance broker, or online.

Cancellation & charges, and alterations to your holiday

If you have to cancel for any reason please let us know straightaway.

1) If you notify us that you need to cancel your holiday 30 days or less before arrival date:

The cancellation fee will be 100% of the accommodation charge

i.e. You will forfeit the total accommodation charge

Any bond paid will be refunded

2) If you notify us that you need to cancel your holiday 31 - 56 days before arrival date:

The cancellation fee will be 75% of the accommodation charge or the non refundable £75 booking deposit, whichever is the higher amount

 3) If you notify us that you need to cancel your holiday 57 days or more before arrival date:

The cancellation fee will be the non refundable £75 booking deposit

Alterations to your holiday date and/or accommodation by you

We regret we are unable to amend any arrival dates unless you notify us by 56 days before arrival.

If you contact us 57 days or more before arrival, we will consider a change of date and / or caravan if available, and only one change of dates accepted.

If the price is more than the original booking the balance will then be due.

If the price is less than the original booking we will hold the overpayment in your account for a future booking.

Alterations to your holiday date and/or accommodation  by us

in the unlikely event that any of our caravans become unfit for hire due to accident, damage, or circumstances beyond our control (freezing weather conditions etc), we will do our best to offer you another caravan, or another date.

If these two options are not possible we will refund all payments you have made in full (or pro-rata if already staying in your caravan). We will not be held responsible under these circumstances

Arrival & departure times

Your caravan will be available from 2pm. Please go straight there - we will email detailed arrival info when your break is paid in full. We will collect your keys at 10am latest on day of departure.

For all our caravans and lodges we provide duvets,duvet protectors, & duvet covers, pillows,pillow protectors & pillowcases, mattress protectors,bottom sheets, spare blankets for stays of 3 nights or above.

For stays of under 3 nights we only supply duvets,duvet/mattress/pillow protectors, pillows, spare blankets - you will need to bring your own duvet covers, bottom sheets, & pillowcases.

Mattress, pillow, & duvet protectors are provided for the comfort of our guests - these are simply protectors & not washed at end of every stay, therefore we do insist the beds you are using have covers on for hygiene reasons.  

If an unforeseen ‘accident’ occurs eg bedwetting or sickness please get covers washed.

Car Parking

There is room for only 2cars outside each caravan.

There is strictly no smoking in any of our caravans or on deckings. If you smoke outside please ensure that you dispose of ash & stubs safely and responsibly. Please do not smoke in doorways or stub out cigarettes on any decking or outdoor furniture, or leave cigarette stubs around or under the caravan.

Children  remain the responsibility of their parent or guardians at all times.

A maximum of 6 people allowed in our 6 berth lodges, 5 in our 5 berth caravan, & max 4 in our 4 berth caravans. The person booking must be 25 years of age or older, & must be in attendance during the dates of the booking. However, at our discretion, we may consider couples or family groups under 25 but over 18 - please ask before making a booking. This will be subject to an extra security deposit. If you do not look 25 on arrival, we may ask for ID.

The max no. of people entitled to stay at each caravan is advertised on the web page for each property and only those people named on the booking form are entitled to stay. If we find that people other than are on the booking form are using the property, you will be asked to leave immediately without any refund.

Please note Manor Park only has a leisure licence, and going to work from your caravan is not allowed, thank you

We reserve the right to terminate the booking of any guest(s) whose behaviour interferes with the general comfort and safety of other guests and staff. In this event no refund will be made.

This may include but is not limited to verbal or physical abuse. If anyone is asked to leave the site by Security they will not receive any refund.


Strictly no pets of any sort are allowed in any of these caravans - your pets, or other peoples pets

Upon arrival, if you find anything dirty, broken or missing please let us know straightaway.

At the end of your holiday, we expect all our guests to leave the caravan in the same condition as they find it on their arrival. If any breakages or spillages occur during your stay then please give us a call straight away- the quicker we can deal with it, the easier it will be to clean it up.

We can then try to put things in order before the next guests arrive, & ensure you can continue to enjoy your stay with a full complement of equipment etc. - if you break any glasses or crockery etc. we would be grateful if you would replace them with a similar item.

Your personal belongings are your responsibility at all times, & we cannot be held responsible for any loss or damage INCLUDING phones, laptops, computers, games machines or any other electronic or mechanical devices.

Entertainment Passes not included in the cost of your holiday. These can be obtained from Reception. Price varies, depending on dates.

WiFi is available throughout the site, pay as you go through Wifinity, and is free in the complex.
